An AED 12.26 billion week to close October

Between 26 and 30 October, Dubai's real estate sector recorded transactions worth AED 12.26 billion, Arabian Business reported on 31 October, citing Land Department data.

Sales accounted for AED 7.44 billion across 2,579 transactions. Mortgages contributed AED 3.51 billion and gifts AED 1.31 billion.

The week's largest sales included an apartment on Palm Jumeirah that sold for AED 55 million and an office in Business Bay that sold for AED 43.76 million. Deals at this level show that demand for prime homes and commercial space continues at the top of the market.

The weekly total sits between the two most recent comparable weeks published by our news sources: above the AED 11.28 billion recorded between 28 September and 2 October, and below the AED 13.47 billion recorded between 12 and 16 October.

The number of sales was lower than in either of those weeks. Weekly figures move with the timing of registrations and large deals, so we look at them alongside monthly and quarterly data rather than in isolation.

Mortgage activity stays strong

Mortgages are one of the clearest signs of buyer commitment, because each one reflects a lender's approval as well as a buyer's decision.

The AED 3.51 billion registered between 26 and 30 October was around 15% higher than the AED 3.05 billion recorded between 28 September and 2 October, and close to the AED 3.72 billion recorded between 12 and 16 October.

Gifts, which typically reflect transfers of property between family members, reached AED 1.31 billion, the highest of the three weeks shown in our table.

October's full monthly totals had not been published by the government and news sources we use at the time of writing. We will report them in our next update.

Interest rates on hold at 3.90%

On 28 October, the Central Bank of the UAE (CBUAE) kept the base rate on its overnight deposit facility at 3.90%, Gulf News and Khaleej Times reported. The rate for borrowing short-term liquidity from the CBUAE through its standing credit facilities remains 50 basis points above the base rate.

The decision followed the US Federal Reserve's choice to leave its rates unchanged. Because the dirham is pegged to the US dollar, the UAE base rate is anchored to the Fed's interest rate on reserve balances.

A steady base rate gives buyers and lenders a stable backdrop as the year's final quarter continues. The last change remains the 25 basis point increase announced on 16 September.

Sheikh Zayed Road junction now fully open

The Roads and Transport Authority (RTA) opened the final bridge of the World Trade Centre Roundabout Development Project on Friday, 30 October, Khaleej Times and Gulf Today reported.

The 1,000-metre, two-lane bridge runs from Al Majlis Street towards 2nd December Street and can carry around 3,000 vehicles per hour. It completes five bridges with a combined length of 5,000 metres, delivered as part of a project worth about AED 696 million.

The RTA expects average waiting time at the junction to fall from up to 12 minutes to about 90 seconds, benefiting more than 500,000 residents and visitors. Faster links along Sheikh Zayed Road help communities across the city, as it is the main artery connecting many residential areas with the central business districts.

Investing in the sector's talent

On Thursday, 29 October, the Dubai Land Department (DLD) held its fourth Real Estate Day for Emirati Employment. More than 80 real estate companies took part, according to the DLD.

Khaleej Times reported that the DLD is targeting more than 400 new employment opportunities for Emiratis, adding to the more than 2,100 opportunities created under the Real Estate Empowerment Programme between 2023 and 2026.

The event also featured the Real Estate Diploma launched with the Higher Colleges of Technology. A well-trained, professional workforce supports the transparency and service standards that buyers rely on.

What this means for NYX buyers

Xenia Residence is in JVC District 13 and offers 73 residences, from studios to two-bedroom homes, priced from AED 637,000, with handover scheduled for March 2027. The 70/30 payment plan means 70% is paid during construction and 30% after handover over two years (DLD Project No. 3880, RERA Permit No. 1468647). Our JVC area guide explains the community and its road connections.

For buyers interested in residency, the two-year property investor visa has no minimum value for sole owners (AED 400,000 per joint owner) and applies to completed property with a title deed. A Xenia unit therefore becomes relevant for it after completion, not while it is off-plan.

Calla Isle on Dubai Islands offers 73 residences, from one- to three-bedroom homes and townhouses, priced from AED 2,000,000, with handover in Q3 2028 on a 45/55 plan (55% on handover). Our Dubai Islands area guide covers the masterplan.

A single Calla Isle residence meets the AED 2 million value threshold for the 10-year Golden Visa, which requires property worth AED 2 million or more in one property or several combined. Off-plan and mortgaged property can count, subject to the DLD's current rules on registration and amounts paid, so buyers should confirm the current position with the DLD. Our Golden Visa guide explains the requirements.
