Two addresses. Two different arguments for Dubai.
Jumeirah Village Circle
JVC is one of the few freehold communities in Dubai where the infrastructure is largely complete, the population is genuinely residential rather than transient, and the price-to-space ratio still makes sense for end-users rather than just investors.
Xenia Residence sits in District 13, a ten-minute walk from the Circle Mall and within reach of Al Khail Road without sitting directly on it. Studios start from AED 637,000. We chose JVC because the neighbourhood works for daily life.
Dubai Islands
Dubai Islands is a different proposition. Five islands off the Deira coastline, master-planned specifically for low-density waterfront living. Beach access, a marina, and resort amenities built into the community from the ground up — not retrofitted onto a residential block designed for something else.
Calla Isle sits on the southern end of Dubai Islands, with views facing the city skyline and Burj Khalifa. One-, two- and three-bedroom apartments from AED 2M, completing Q3 2028. We were early on Dubai Islands because the land use plan restricts density in a way that protects long-term value — something that is harder to find in more established Dubai addresses.
