Where JVC is and how you get around

JVC is a freehold community of almost nine square kilometres in Al Barsha South, framed by three of Dubai’s main roads: Sheikh Mohammed Bin Zayed Road, Al Khail Road and Hessa Street. Its neighbours include Jumeirah Village Triangle, Al Barsha South and The Springs. The community was launched in the mid-2000s and its first residents arrived around 2015.

Jebel Ali Industrial Area18 minutes
Dubai Marina20 minutes
Downtown Dubai (via Al Khail Road)23 minutes

Most residents drive, and the road network is improving: the Roads and Transport Authority is building four new access points with grade-separated interchanges, which it expects to cut travel times within the community by around 70%. The J01 bus links JVC with Mall of the Emirates, and the nearest Metro station is Al Fardan Exchange (formerly Al Khail).

Daily life in JVC

JVC is built around clusters of mid-rise buildings, villas and townhouses arranged among landscaped parks, with jogging tracks, playgrounds, padel courts and pet areas spread across the districts. Circle Mall is the main shopping centre, backed by supermarkets, cafés and everyday services throughout the community. JSS International School is inside JVC, and several British and international curriculum schools are a short drive away in Al Barsha and Jumeirah Village Triangle. Medical clinics operate within the community, with Mediclinic Parkview the nearest hospital.

That combination of space, greenery and central access is why JVC attracts families and young professionals in equal measure, and why rental demand has held up through each market cycle.

Rents and yields

JVC’s appeal to investors comes down to the gap between entry price and rent. Apartments in the community typically return 6–8% gross, among the highest of any established Dubai district. Registered rental contracts starting in August 2026 put the median JVC apartment rent at about AED 64,000 a year, implying a gross yield of around 8.5% at median prices, with rents up 3.7% year on year. Our September 2026 market pulse covers those figures and their sources in detail.

Gross yield is only the starting point. Service charges, vacancy and furnishing costs determine the net figure, and they vary considerably between buildings, which is why the choice of building matters as much as the choice of community. Our rental yield calculator works out the net figure for any unit.

A market that keeps trading

JVC has been one of Dubai’s most consistently traded mid-market communities through 2026. Transaction volumes in the community rose about 25% in July, and it again led the emirate by volume in August alongside one other high-growth district. Unlike areas where volume is driven by a single large launch, JVC’s activity is spread across many buildings and both ready and off-plan stock, which points to broad-based demand from end users and investors alike. Our August and September market pulses track this month by month.

How to choose a building in JVC

With dozens of mid-rise buildings in the community, quality and returns vary widely. Before shortlisting, check the developer’s DLD registration and escrow account, its record of delivering on time, the approved service charge per square foot, the real size and layout of each unit, and the amenities tenants actually pay for: a usable pool, a proper gym and covered parking. Our JVC building guide goes through each of these in more depth.

What this means for NYX buyers

Xenia Residence is our boutique building of 73 residences in JVC District 13, with studios, one- and two-bedroom apartments from AED 637,000, a pool, gym, sauna and steam room, and handover scheduled for March 2027. It is registered with the DLD as Project No. 3880 (RERA Permit No. 1468647), payments are held in escrow, and it is sold direct by the developer on a 70/30 payment plan. Once complete, a unit held in a sole name also qualifies its owner for the 2-year property investor visa; see our Golden Visa guide for the residency options.
