Dubai's property market closed September on a firmer footing. Dubai Land Department (DLD) figures published on 1 October show AED 29.66 billion of sales during the month across 11,430 transactions, up from AED 27.89 billion in August as buyers returned after the summer.
The same week brought a milestone for the city's connectivity: on 30 September the first Etihad Rail passenger trains ran between Dubai and Abu Dhabi. Here is what moved in the week to 4 October, and what it means for buyers.
September 2026: AED 29.66bn of sales across 11,430 deals, up about 6% in value on August.
January–September: AED 379.4bn of sales, the second-highest nine-month total on record.
Mortgages in September: AED 16.79bn.
September: higher value, larger tickets
September's sales value was about 6.3% higher than August's AED 27.89 billion, which we covered in our September market pulse. The number of sales was broadly flat, at 11,430 against 11,601, so the average transaction was larger: roughly AED 2.6 million in September against about AED 2.4 million in August.
That average spans apartments, villas, land plots and whole buildings, so it reflects the mix of deals rather than a change in what any single home is worth. Still, a rise in value on a steady deal count is a healthy sign after the quietest stretch of the year.
Mortgage registrations were a bright spot. They totalled AED 16.79 billion in September, up from AED 14.36 billion in August, in the same month that the Central Bank of the UAE's quarter-point rate rise took effect. Gifts added a further AED 4.33 billion, bringing the month's total real estate transactions to AED 50.78 billion across 16,490 deals.
Nine months in: the second-best on record
From January to September, Dubai recorded AED 574.12 billion of real estate transactions across 165,018 deals. Sales accounted for AED 379.4 billion across 123,416 transactions, which Emirates 24|7 reported as the second-highest nine-month sales value in the market's history.
Off-plan remained the engine of activity by volume. Of the 123,416 sales, 84,090 – around 68% – were off-plan, worth AED 183.32 billion. Ready property accounted for 39,320 sales and a slightly larger share of value, AED 196.08 billion, reflecting higher average ticket sizes on completed homes. Business Bay was the leading area by sales value over the nine months, with more than AED 20 billion.
| Metric | September 2026 | Jan–Sep 2026 |
|---|---|---|
| Sales value | AED 29.66bn | AED 379.4bn |
| Sales transactions | 11,430 | 123,416 |
| Mortgage value | AED 16.79bn | AED 151.13bn |
| Gifts value | AED 4.33bn | AED 43.6bn |
| Total transactions | AED 50.78bn (16,490) | AED 574.12bn (165,018) |
Rail arrives on Dubai's south-west side
The week's biggest infrastructure story was the start of Etihad Rail's passenger service between Dubai and Abu Dhabi on 30 September. The Dubai station, at Al Yalayis, was inaugurated by Sheikh Hamdan bin Mohammed bin Rashid Al Maktoum, Crown Prince of Dubai, who said it supports the emirate's “urban and economic growth and global standing.”
Ten trains a day run between Al Yalayis and Mohamed bin Zayed City in Abu Dhabi, five in each direction, with a journey of around an hour. The station connects to the Dubai Metro Red Line by a pedestrian bridge, and The National reports it is set to become an interchange with the planned Gold Line. A station at Al Dhaid in Sharjah opened on the same day.
For residents of south-west Dubai, including Jumeirah Village Circle, the new station puts an inter-city rail option a short trip away. Transport links are one of the factors buyers weigh when choosing a community, and this one adds to the area's existing Metro and road connections.
Rates steady, rents rebalancing
There was no change to UAE interest rates this week. The Central Bank's most recent move remains the 25-basis-point rise announced on 16 September, which took the base rate to 3.90%; we explained what that means for mortgages and payment plans in last week's article.
On the rental side, Khaleej Times reported on 23 September, citing DLD registrations, that rents on new apartment leases in August were 15.3% below January 2026 levels, while renewal rents had eased by only around 1%. New leases outnumbered renewals by 2,139 in August, and the DLD area that includes JVC, Al Barsha South Fourth, led the city with 1,102 more new leases than renewals.
For tenants, it is a good moment to move. For owners and investors, it shows deep and active tenant demand in JVC, and it underlines the value of a sensible entry price, which leaves more room in the rental yield when rents settle.
What this means for NYX buyers
Xenia Residence sits in JVC District 13, part of the DLD area that led the city for new leases over renewals in August. It offers 73 residences, from studios to two-bedroom homes, priced from AED 637,000, with handover scheduled for March 2027. The 70/30 payment plan means 70% is paid during construction and 30% after handover over two years (DLD Project No. 3880, RERA Permit No. 1468647). Our JVC area guide covers the community in more detail.
For buyers interested in residency, the two-year property investor visa has no minimum value for sole owners (AED 400,000 per joint owner) and applies to completed property with a title deed, so a Xenia unit becomes relevant for it after completion rather than while it is off-plan.
Calla Isle on Dubai Islands offers 73 residences, from one- to three-bedroom homes and townhouses, priced from AED 2,000,000, with handover in Q3 2028 on a 45/55 plan (55% on handover). A single Calla Isle residence meets the AED 2 million value threshold for the 10-year Golden Visa. Off-plan and mortgaged property can count, subject to the DLD's current rules on registration and amounts paid, so buyers should confirm the current position with the DLD.
